Signs your water heater is done
Most tank heaters give some warning before they quit. If you see one of these, call before the tank decides for you.
- Rusty or brown water from the hot side only
- Rumbling or popping from the tank when it heats
- Water pooling around the base
- Hot water that runs out faster than it used to
- A tank that is past ten years old
Tank or tankless
A tank heater keeps a set amount of hot water ready. It costs less up front and is a simple swap for the one you have.
A tankless heater warms water only when you open a tap, so it does not run out and does not spend energy keeping a full tank hot all day. It costs more to buy and install, and it can need changes to the gas line or the electrical panel.

What a replacement covers
We drain and remove the old unit, set the new one, connect the water and power or gas, and check the relief valve and every joint before we leave. You get hot water back and a clean utility room.
